Building Features
One BriarLake Plaza, represents 502,410 rentable square feet and was completed in January 2000. BriarLake Plaza has been designed to the highest Class A standards, including a large floor plate averaging 25,451 rentable square feet and efficient center core configuration to efficiently accommodate all tenant requirements. Additional amenities include cantilevered corners providing eight corner offices with floor-to-ceiling glass per floor, communications emergency redundancy, and significant electrical power for tenant usage.
Exterior
One BriarLake Plaza is a 20-story tower plus a full basement and loading dock. The curtain wall is a combination of reflective and semi-reflective insulated glass with metallic aluminum accents at both the ceiling lines and the column lines, and with white spandrel glass at all floor lines. Flame-finished granite plazas accent the front and rear of the building. The lobby is highlighted by flame-finished and polished granite floors with sycamore wood panels at the wall areas.
 Views
The quality landscaping package features a lake in the front and a large open courtyard in the back area. Native trees such as live oak, laurel oak, bald cypress, magnolias and crepe myrtles will create a formal garden atmosphere among seasonal and other general coverage plants.
HVAC
Central Plant
Central plant consists of three York YT Millennium Chillers with a capability of 600 tons each. Each chiller is equipped with an open drive motor and a solid state starter. The chilled water system is designed to operate on an 18 degree (40 - 58 degrees F) differential temperature with R-123 as a refrigerant.
Each chiller has a user-active display control panel which will allow the operator to log several different readings and pull safety shutdown information. Each chiller has dedicated CHW and CW pump, but all pumps are valved and piped to provide redundancy.
Cooling Tower
The cooling tower consists of an EVAPCO model AT-24-736 B counter flow induced-draft cooling tower mounted on the roof. The tower has two cells with two fans per cell equipped with variable frequency drives. It is also equipped with a hot water basin by-pass for operation in cold weather. The condenser water system is designed to operate on a 10 degree (85 - 95 degrees F) differential temperature. The capacity of the tower is 2,200 tons with 400 tons dedicated for tenant usage.
Heat Pumps
There are eight heat pumps, condenser water cooled, that provide condition air for various service areas in the building that require optional cooling. Some of these units have two stages of cooling/heat with the rest with single stage only. The areas that these cool include main electrical room, pump room, fire command room, engineers' office, and both elevator machine rooms.
Condenser Water Pumps
The central plant has three main condenser water pumps, one designed for each chiller. The pumps are valved and piped for redundancy so that any pump can run with any chiller. The pumps are TACO brand designed for 2,200 LC with 100' of head at 125 LC. There are also three additional in-line condenser pumps to supply cooling to the various heat pumps for service areas in the building.
Chilled Water Pumps
The central plant has three chilled water pumps, one designed for each chiller. The pumps are valved and piped for redundancy so that any pump can run with any chiller. The pumps are TACO brand designed for 880 LC with 80' of head at 160 LC.
Air Handlers
The building has 20 air handlers; they are draw-through units, AP series supplied by YORK. The typical floor system consists of one single zone air handling unit with cooling coil only controlled by a variable drive. Ducts supply 48 degrees F air to continuous operation fan powered terminal units of the interior and continuous operation fan powered terminal units with sequence electric heating coils of various sizes for exterior zone. All interior and exterior zones on the 20th floor have sequence electric heating coils.
The fan powered terminal units blend the 48 degrees F primary air and ceiling return air to supply 51 degrees F air to the space for cooling. Typical air handling units have sound attenuators installed at the return air opening. Conditioned air is supplied through externally insulated low-pressure ductwork. Diffusers for the perimeter zone are lay-in slot type supply diffusers with return slot, and perforated face square ceiling diffuser outlets for the interior zone. Supply diffusers for typical elevator lobbies are slot diffusers. Corners at exterior zone have adjustable blade slot diffusers with return slot. Air is returned to the ceiling plenums through return air grilles and through perimeter combination supply/return air slots.
Typical floors have 22 air distribution zones; the 20th floor has 28 air distribution zones. The lower level and the first floor share one air handler located in the lower lever. This unit cools all common space only.
Ventilation and Exhaust
Outside ventilation air is treated and supplied to each typical floor air-handling unit through a vertical duct riser system for an outside air-handling unit located in the penthouse. Outside air quantity is controlled and monitored to provide design air quantities of 0.1 cfm/sf of gross floor area or 15 cfm/person, whichever greater.
Floor relief air is removed by a tap to the Toilet Exhaust/Relief Air Riser. Toilet exhaust is removed from the space through exhaust registers located in the toilet rooms. Toilet exhaust and floor relief air utilizes a common vertical duct riser system with an exhaust fan located in the penthouse. Toilet exhaust air and relief air quantities are controlled as required by the outside air quantity and the building stack effect.
Smoke exhaust system utilizes the Toilet Exhaust Riser and Fan and is sized to exhaust at a rate of one air change each six minutes for the volume above and below the ceiling of the largest floor area served. Make-up air is provided from the outside airshaft. Smoke exhaust is accomplished by utilizing the toilet exhaust fan with variable frequency drive operated at high speed in the fully open configuration.
Elevators
The eleven building elevators are manufactured by Dover, with one dedicated freight car, nine passenger elevators and one shuttle elevator running from the ground floor to the basement level only.
